AJ is a fifth-generation member of the Cavaletto family, possessing a deep-seated, local sense of Santa Barbara pride, which carries through his life and real estate career. Steeped in the agricultural industry in Santa Barbara County, AJ owns and operates his own farming and ranching business, growing strawberries and consulting with avocado and citrus growers. As a natural progression, he brings the same passion, knowledge, and commitment to real estate.
AJ has handled various aspects of farm and ranch management, tending to avocado orchards, berry fields, hiring and managing the labor force, and assisting ranch owners in day-to-day operations. His varied background brings a unique perspective and expertise to his real estate collaborations. He has a firm grasp of leasing, cost analysis, and investment opportunities as they relate to a wide range of real estate objectives.

AJ’s business partner, and wife, Candace Melgoza Cavaletto, is another well-respected agent in the Village Properties family, and fellow Santa Barbara native. Both Candace and AJ are devoted to their families, feeling blessed to live and work in a town with a strong and abiding legacy of which they can both be proud. As a native Californian, AJ is drawn to having fun in the sun outdoors, stays involved in sports and athletics locally, and spends quality time at the lake with friends and family. It is, however, his strong connection to his wife, family, and community that grounds AJ.
Aaron has directly been involved in over 180 real estate transactions ranging from a $90,000 mobile home to a $16,000,000 beachfront property. His experience working with buyers and sellers within all price ranges gives him a clear understanding of various price points within the local market. Aaron has been ranked within the top 1% of selling agents from 2011-2019 within the Santa Barbara Multiple Listing Service and has sold nearly $200,000,000 in real estate. Aaron’s reputation in the community has been noted as honest, supportive, and ethical. He believes his success in long-lasting personal and business relationships is through building a strong foundation that begins with genuine sincerity for those he crosses paths with.
Aaron’s involvement in a number of personal ground-up projects and full-scale renovations on his own residences along with multiple client investment projects has helped to equip him with an understanding of the building process from beginning to end. This experience has helped Aaron create a vision for clients that are looking to Aaron for advice on adding value to a particular property of interest.
